What Types of Tree Survey Are Available in Tonbridge?
Tonbridge properties use three survey types: a Tree Condition Report for general health checks, a Mortgage Tree Report for lender requirements, and a BS5837 survey for planning applications.
Tree Condition Reports (TCR)
A Tree Condition Report assesses the health, structure and safety of individual trees on a property. Homeowners, landlords and insurers request one to identify decay, disease or hazard before deciding on remedial work.
Mortgage Tree Reports (MTR)
A Mortgage Tree Report becomes required when a lender's valuer notes trees within influencing distance of the property during a mortgage application. The report satisfies major UK lender requirements before completion.
BS5837 Tree Surveys
A BS5837 survey categorises every tree on site into one of four grades, sets root protection areas, and produces a tree constraints plan. Tonbridge and Malling Council requires this survey for planning applications affecting trees.
